I know that most Sellers are anxious to know what people say after they view the Seller’s home. Waiting for feedback can be frustrating and even then, maybe it’s not detailed enough. When I meet a Seller whose home was listed for sale with another agent and didn’t sell, I always ask them what the feedback has been on their showings before the listing expired. I’m often surprised to hear that they have no idea as their agent never shared that information with them. Marketing a home for sale requires knowledge of what the marketplace is thinking and feeling so that the marketing plan can be adapted to best position the house for a sale. Surely the Seller deserves to be part of that equation!
An online service called Homefeedback has successfully addressed this issue. When we list a home for sale, all of the pertinent details about the property are entered. Every time a showing of the property is scheduled, the details of the appointment are entered and an email is automatically sent to the showing agent within minutes of the scheduled showing completion time. The showing agent then responds to a series of pre-determined questions about the house and their response is sent to both my Seller and myself right away. The system also tallies up responses over time generating a graph of responses to each question that can really assist us in determining if and how our marketing strategy may need to be adjusted.
My clients love this service and it’s just another example of the way we can do things better.
