I could be wrong, but I do think I was one of the first real estate people in the area to try out virtual tours when they first came to the marketplace about 15 years ago. That first tour was of a large Victorian home in Stayner and the tour could only be bundled and sent in an email to potential buyers who called to enquire about the house first. I got a call from a person living outside the area and after she reviewed the tour, her comment to me was, “If that house is as beautiful as it looks in the pictures, I’ll buy it!” And she did.
Since then, virtual tours have become commonplace and are now linked directly to listings on the MLS® public website and to agent’s own websites. While I still like them, I’m disappointed that the technology has not really improved and images are still distorted and, there is no ability to add text or sound. That’s where Real Estate Shows comes in.
Real Estate Shows is another online service that REALTORS® can purchase to build their own “virtual tours.” They allow text, music and attachments ranging from location maps to mortgage calculators and detailed feature sheets. I’ve been using them now since the beginning of the year and can report that the results have been outstanding. It’s not unusual to have 600-700 “hits” on a show fairly quickly and the number of enquiries generaed by potential buyers goes up substantially. This one is an example of a home in Meaford that sold in record time in a subdivision where houses typically sat on the market for over a year.
I’ve got some other ideas of ways to use these shows that will materialize in the months ahead. They are yet another tool that show we can do things better.
