The west end of Collingwood and eastern edge of the Town of Blue Mountains will become far denser in years ahead as a number of development plans are being unveiled. Previously, I posted about the Georgian Bay Hotel and today we look at Bridgewater on Georgian Bay.

This particular property is about 92 acres in the west end of town on Highway 26 and backs onto Princeton Shores Boulevard. A draft plan of subdivision was approved about 13 years ago on that site for 320 homes. It is part of a much larger parcel owned by the proponent.

The developer is now back wanting to keep the same development perimeter but increasing the density to 655 units made up of 539 townhomes and 116 apartment units. In the developers’ justification report, they describe the proposal as follows.

The unit types envisaged are 3 storey townhouse units located around the perimeter of the site and, 3 storey back to back townhouse dwelling types in the interior of the site. The proposed 4 storey apartment building is more or less centered in the west portion of the site and oriented to provide an important visual anchor feature at the entry. The apartment building on the subject lands is strategically positioned in order to balance the neighborhood design benefit of a visual focal point upon entry to the Bridgewater On Georgian Bay.

On their website, property owner Consulate Development Group refers to this project being part of a larger 1200 unit project with projected occupancies for this first phase of 2020. Their past efforts on these lands were challenged by groups like the Blue Mountain Watershed Trust who are sure to resurface on this higher density proposal. I suspect 2020 occupancies are more of a fantasy than a real possibility.
