In Part 1 of this series, I talked about the fact that there are about 6600 dwelling units in various planning stages within the Town of Collingwood alone. At any given point in time, there are quite a large number and they don’t all come to fruition but some of the current plans are particularly larger in scale as described in that post.
It got me wondering, how many households do we have now in Collingwood? I turned to the 2016 census which stated we have 10,500 private dwellings of which 8780 are occupied by “usual residents.” I believe that term refers to people who deem their home here to be their principal residence. Either way, if all of these developments came to fruition, that would mean we would have 62% more households.
Read that again. 62% more households.
I dug a little deeper into that census and found some other interesting facts.
At that time, 24.3% of owner households spent more than 30% of their household income on shelter costs. Not too bad but then again, the average price of a home was $372,243 compared to over $550,000 at the end of 2018.
More alarming is the statistic that says more than 55% of tenants spent more than 30% of their income on monthly shelter costs and that is when the average monthly rent was $1122.00 in town. You can’t even find a one bedroom unit at that price anymore.
All of this raises lots of questions we should spend some time thinking about. Collingwood is not alone in it’s challenges with affordable housing, growth management, traffic management, and all the other things that come with a growing national population. The key lies in good planning so watching development applications and commenting as neighbours as they come forward is so very important.
