One of the things I point out to my buyer clients is when a house is located at an intersection with a stop sign. There are pros and cons to consider.
On one hand, residents in the house are more likely to hear braking and starting of vehicles, especially trucks. There will be additional exhaust fumes. Cars approaching from the opposite side may cause headlights to shine into their homes at night. More accidents occur at intersections than on thoroughfares. Resale values may also be impacted making harder to sell in future.
On the other hand, stop signs slow down traffic and it may provide additional safety, especially for families with children. Houses may offer especially good value in every other regard for the price they are asking.
If possible, it’s a good idea for potential buyers to hang around the area at different times of day to get a sense of what the impacts may or may not be. No matter what, buyers need to take this locational aspect into consideration before making a sound buying decision.
