You know what drives me nuts?  Bad real estate photos on listings or even more so, having no photos at all.  As I mentioned in an earlier post, a lack of pictures can actually cost sellers lost money!

With today’s inexpensive point and shoot digital cameras, there is no excuse for anyone not to have photos with their listings anymore.  It’s also easy now to buy fairly inexpensive accessories such as lens cleaners, wide angle lenses and tripods that can make the difference between a bad or a good photo.

I take lots and lots of pictures when I list a property for sale.  Some end up discarded and from the balance, I select the best ones to attach to things like the multiple listing, to my website, for advertising, for a real estate show  and so on.  Sometimes I go back and re-shoot certain photos if the lighting is off or I discover something in the frame that shouldn’t be there.

Tight shots are better than ones taken from too far away
People want to see photos of the surroundings and the neighbourhood
it’s important that the light is behind me
open the curtains and turn on the lights
use my flash to counter bright conditions
it is well worth it to tidy up before taking a shot.  Sometimes that means moving the cars, the garbage can, the dishes, the boots or whatever
lighting effect is huge.  A beam of light glinting over a shiny hardwood floor is gorgeous
a wide angle lens is essential
furniture crowding looks terrible in reality but actually can look good in a photo
focus, focus, focus
a tripod makes for a much sharper shot
shots taken from an angle can be more interesting than ones taken head on
a decent resolution matters for real estate shows and virtual tours
people should think about what is being photographed.  I know that I don’t care about seeing the owners cat or their bed and I doubt potential buyers do either. Not unless both are included in the sale.
