Collingwood has no shortage of new home subdivisions. In the last six months alone, a number of developments have opened in Collingwood and surrounding areas; many targeting the same general demographic. Last week, Chris and I decided to start visiting sites to see how they are doing in the race to capture buyers. We also wanted to keep up-to-date so that we can provide information to our clients about new home options as well as resale.
We started our tour by visiting the award winning sales office of Creekside by Devonleigh Homes. This project is located near the corner of Sixth and High Streets in the south-west quadrant of the community. The site itself is not the prettiest one I’ve seen. It’s flat, enters off a busy road and abuts a rather unattractive semi-industrial type property however, there are positive features too. The site looks to Blue Mountain in the west which is a wonder in all seasons. It’s relatively close to an elementary school and really close to Rona and Home Depot for all those new home renovation projects! There is a storm water management pond at the corner of the site that could be beautifully landscaped into a great feature and, there are plans to create an elevated and landscaped berm along busy High Street.
I have to say, the principals behind this project really understand what they are doing. Over my 18 years in the business, I have always maintained with new home developers that they need to a) build model homes, b) price to compete with the resale market and c) under-promise and over-deliver so a solid reputation will become a sales tool in itself. This is precisely the formula applied to Creekside. They have built a stunning sales office with very impressive sales staff. The model homes are exquisitely staged to appeal to varying demographics and, base pricing competes well with anything available in the resale market. I do have to point out though that the models are substantially upgraded and buyers will have a hard time separating themselves from those upgrades. Also, I found the floor plans to be interesting but generally short on certain things like adequate dining areas and enough kitchen cupboards. On the upside, the builder will not only pave the driveway and sod both front and back yards but, they’ll also install a flower bed complete with perennials in place.
Devonleigh Homes is owned by Andrew and Lisa Kidd who are a husband and wife team that seem to have combined their talents into something that really works. Over the last eleven years, they have completed over 750 homes and in addition to the Collingwood site, they currently have projects going in Alliston, Angus and Mansfield.
At completion, there will be 281 homes in Creekside including townhomes, semis and fully detached homes. Since their grand opening in July of last year, they have had over 85 firm sales with several of these in 2008 already.
