Collingwood is about to get another “lifestyle community”, this time in the form of a mixed-use project called a complete community for adults.  This real estate development will be located on about 24 acres adjacent to Cranberry Village on the west end of town.

First proposed about two years ago, the original design met with resistance based on building heights which have since been scaled back from 7 storeys to 4.  Balmoral Village  has received approval to proceed with a plan that calls for a total of about 300 units including  approximately 54 semi-detached bungalow homes, 39 townhouse bungalows, two mid-rise condo – apartment buildings with 70 units each.  In addition, they are planning a retirement portion that will include a seniors rental apartment building with 59 units, a 110 suite Retirement Home with assisted living suites;  all interconnected to a 21,000 sq.ft. recreation centre that will be available to all Balmoral Village residents.   They are also planning to incorporate a commercial building with retails shops and a second floor with medical offices and related  services.

In case the folks at Balmoral happen to be reading this, a suggestion to you:  some information about the builder and company would be welcomed on your website as well as an indication of your pricing ranges.

Looking at the proposed Village plan as shown above, I really like the general concept and think the townhomes and semis in particular will be in demand as it is a section of the market not well addressed at the present time.  Of course, it depends entirely on the pricing and if they exceed the expectations of potential buyers, they’ll sit for years to come.  If they nail it, they might sell like hotcakes.

The artists renderings of the actual designs are very uninspired at this stage and look more like something you’d find in Richmond Hill than in Collingwood.  That’s going need some work and hopefully, things are only at preliminary design stages.
