“Your dated, overpriced, house smells like a smoking dog defecated in the corner of the mouldy basement. Other than that, the buyers loved it!”
It’s a natural, knee jerk reaction. Someone tells you that your house shows poorly, has a peculiar odour, or has mould in the basement…you feel a little miffed. Sometimes, you feel A LOT miffed. So why is feedback from showing salespeople a good thing?
Let’s put it this way: it’s the same principal as the old adage, when life gives you lemons, make lemonade.
During our initial meeting with you, as our prospective Seller clients, we tell you that we will be sending you feedback that we receive from showings, VERBATIM. What that means is that we won’t be sugar-coating any of the remarks. Why is that, you may wonder? Well, I can tell you it is NOT because we want to hurt your feelings. We do, however, want you to take these comments-both positive and negative- into account during the duration of your listing with us. If several showings result in feedback that tells us the house stinks like cat urine, then perhaps it’s time to change Sylvestor’s litter and clean the carpets. If we continually hear that the house shows poorly, then perhaps it’s time to enlist the services of a stager, a professional cleaner or painter.
Selling a home takes teamwork, and communication. We keep a continual open dialogue with our clients, so that if the house isn’t selling, perhaps there are adjustments we can make to help that process along!
So when you hear feedback that isn’t as rosy as you would like, use it to your advantage, deal with the issue as best as you can with the guidance of your professional REALTOR®, and try to keep an open mind (even though sometimes it may be hard.) After all, at the end of the day, you want your home to be SOLD, not LISTED for sale.
