Silver Glen Preserve

Silver Glen Preserve, is located off of Highway 26 West, at Silver Glen Blvd., in Collingwood, Ontario, proximal to the Cranberry Golf Course and mere minutes to the ski hills of Blue Mountain or shopping in Collingwood’s historic downtown.

Developer/Builder:  Reid’s Heritage Homes

Built: Originally started construction in 2008 – present.  Many homes have Energy Star features.

Size:  In total, the project will consist of 174 homes on an 11 hectare site (more/less.)  The two-storey townhomes, range in size from 1359 square feet to 1395 square feet.  The attached bungalow units are 1284 square feet, and the attached bungalow with loft units are 1915 square feet to 2260 square feet.

Parking:   Single garages and some double garages.

Public School District: Admiral Collingwood P.S. and Collingwood Collegiate Institute

Municipal Services: Units are fully serviced with municipal water and sewer.  Units are heated with high efficiency, forced air natural gas and central air conditioning.

Average Prices

New Units – Two Storey Townhomes range in price starting from $270,900 to $294,900.  Bungalow Townhomes range in price starting from $379,900 to $409,900.  Bungalow Townhomes with Loft range in price starting from $414,900 to $464,900.  There are certain premiums which apply to certain “premium” locations in the development.

Resale Units – There have only been a handful of resales so far, and the sales prices have ranged from $225,000 for a 1222 sq.ft. unit in 2012 to $279,900 for a 1359 sq.ft. unit in 2013.

Amenities: Walking trails, protected forest and environmental areas, including the Silver Maple Swamp.  Recreation facilities will include an outdoor heated pool, splash pad/wading pool area, and a play area for children.  The Recreation Centre will have fitness equipment, a games area, kitchen and lounge area.  This complex is built along the trails system and is very close to the Cranberry Golf course, and about 8 minutes from the ski hills at Blue Mountain (by car.)

Condo Fees and Taxes:   Condo fees range from mid $200’s to mid $300’s per month.  Taxes will vary according to assessed value, but to give an idea: 

Taxes for a home in Collingwood with an assessed value of $300,000.  = $3,640.93 (2012)
Taxes for a home in Collingwood with an assessed value of $400,000. = $4,854.57 (2012)
Taxes for a home in Collingwood with an assessed value of $450,000. = $5,461.39 (2012)
