Hi Everyone: It’s Chris here today.  Marg is always talking about the serious side of staging a home for sale.  Well, I am here to tell you of some other creative staging that I’ve been lucky enough to witness in the last seven years in real estate.

Take, for instance, the case of the multiplex with several tenanted apartments.  As is customary when entering anyone’s home, Marg and I took off our shoes when entering the lower apartment. Sometimes this is a mistake. We measured and took down the salient details about the house.  Now, many of you are familiar with scatter rugs, or oriental rugs, but have you ever seen toast rugs?  That’s right, TOAST.  When I returned to the office, I discovered that my socks were covered in toast!  Seems our tenant had never owned a vacuum, despite having lived in this broadloomed apartment for several years.  A nice decorative touch, and, nutritious, too!

Then there was the time I was showing property to an out-of-town Buyer.  We arrived in front of the house very early and we had to wait to gain access, while a vicious animal was removed from the house for our showing.  During our wait, the Buyer fell in love with the house from the outside.  THEN, we went INSIDE.  Oh my.  It was my first time ever showing a home “decorated” with taxidermy.  Each wall revealed more and varied animals, frozen in time and stuffed for our viewing pleasure.  Opening closets became a heart-pounding exercise of exploration as each open door led to another animal or bird forever caught mid-flight or mid-life.  I had to resist quoting Ace Ventura, the Pet Detective, with “this is a lovely room of death.”  Needless to say, the rooms filled with the tools of this craft and the baby bears, deer, and bluejays eventually scared off my clients, who left the house with a resounding, “let’s get out of here!”

The moral of this story?  Although toast and dead animals may seem like a good idea to you, it may not be the prospective Buyers proverbial “cup of tea.”  You only have one chance, as a Seller, to make a good first impression.  You would be much better off to leave the staging advice to your REALTOR® or in some cases to a professional stager.
