As mentioned in the first post in this series, Collingwood has no shortage of new home subdivisions.  Recently, Chris and I started visiting sites to see how they are doing in the competition to capture buyers.  We also want to keep ourselves up-to-date so that we can provide information to our clients about new home options as well as resale.

We dropped in to the Riverside project at end of Peel Street south of Hume Street.  I really like the location of the project as it is tucked into an established area of town away from major roads.  The streetscape is also rather attractive.  When you enter the site from the north, the first thing you see is the storm water management pond surrounded by trails and a decent enough stand of trees.  The streets are not entirely linear and the street lights are attractive.  This development is close to schools and trails as well as stores and restaurants within a reasonable distance.

This project is quite a bit smaller than Creekside with a planned development of 47 detached homes and 78 town homes in the future. According to the friendly and helpful salesperson on staff, there have been about 11sales since the opening in September and currently, prices start at about $259,900.00.  Some of the surrounding land is for sale so it’s hard to say what may happen down the line.  While these lots in Riverside are being developed by Starserra Homes, the lots surrounding them are being built and sold by Sunvale Homes; an entirely different builder out of Orangeville who has not yet put up a sales office or models.  A visit to their website also refers to it as Riverside so it is not surprising that consumers may be somewhat confused.  The Sunvale website is disappointing with no floor plans or site details and an emphasis on having consumers head to their Orangeville office for information.  But enough of that, this is about Starserra.

Generally speaking, I really liked the floor plans.  Living spaces flowed well, there was lots of light with ample windows and thoughtful planning such as decent sized dining areas and living spaces, main floor offices where possible, second level bonus rooms and the option to have a finished lower level, week-ender suite.  On the downside, I was not overly impressed with the construction although I gather they are trying to improve in this area.  The exterior designs are certainly different using a mix of materials that I find distracting however, others may find appeal in that.  This development does have a point of difference in the location and designs compared to other projects however, consumers will pay for that.  The price points are higher and there is still uncertainty because of the surrounding lands.

This project appears to be in trouble and some pending buyers have fought to have deposits returned.
