Collingwood is in the midst of debating two very large amendments to our official plan dealing with commercial and industrial land use designations and policies that will guide development over the next twenty years.

Each official plan amendment is far-reaching and detailed but two of the proposals that have caught particular attention are:

expanding the western node (to become a regional shopping district) to the south and west of the new Home Depot on the site of two former factories
expanding the downtown core east to St. Paul Street

Commercial studies have said that Collingwood can absorb the additional commercial square footage being contemplated however, at least two councillors have come out as very opposed stating that this scale of development would kill the downtown.  While I rarely agree with Councillor Chadwick on most issues, I personally think he’s very accurate in his assessment on this particular issue.  By the way, the proposal includes extending Third Street into the development connecting it to Cambridge Street and, putting in traffic lights at Third and High.  I would suspect that means Third Street has the potential to become quite a busy road with both vehicles and trucks finding a faster way to Mountain Road and by-passing First Street.

In the case of expanding the downtown core, the new area encompasses some heritage properties that are not presently in the heritage district.  Further, residential uses will have to co-exist with commercial development as this area transitions into a new form.  Naturally, this has some people feeling nervous while others embrace the idea.
