Blue FairwayA local building and development company is really putting their money where their mouth is.  MacPherson Builders, the folks behind the now complete, 130 unit  Orchard development in Craigleith, recently announced some very ambitious plans involving about 400 new luxury chalets in a project called, Blue Fairway.  This will make it one of the largest residential projects in Southern Georgian Bay and they are already experiencing real success.

In a recent news article, MacPherson Builders president Russell Higgins said, “The reason we’re launching such an ambitious project as Blue Fairway is tied directly to our belief that the Collingwood and Southern Georgian Bay area will continue to grow in demand for many years to come – with buyers coming from across Ontario.  People come to here to play because there are so many great outdoor pursuits…  and many of them decide to stay because of the tremendous quality of living.”

Intrigued, I dropped in to see one of my favourite new homes sales managers, Jennifer Wootton, to learn more about these plans and in particular, to learn what was being offered in the Blue Fairway development which is now under construction in the west end of Collingwood behind the area known as Tanglewood and on a site backing onto the Cranberry Atoka golf course.

The first phase which is under construction now, includes 26 homes and already 17 are sold.  Ownership is freehold (not condominium) for the lots and buildings and, include one share in a common element condominium that includes the road (Robbie Way), the extra parking areas, the greenspaces, street lights and services.  All owners will pay a fee of $217 per month, which also includes grass cutting and driveway snow removal.  There are no recreational facilities planned for the current phase although it is not ruled out for future phases.

 The next release will include 80 homes and the balance of the phases are to be determined as building and planning approvals are obtained.  One of the interesting facts is that ultimately, Cranberry Trail East and Cranberry Trail West will be connected.

The homes are all townhomes with full, unfinished basements and, the golf course side units have full walk out basements.  Interior units have basement with large windows about half way down the wall. Of course, the builders are happy to finish a basement for buyers at an additional cost.  Things such as vaulted ceilings, hardwood floors and gas fireplaces are included as standard finishes rather than upgrades.

Plans range in size from 1458  to 2243 square feet with 2, 3 or 4 bedrooms with prices starting at $344,900.  So far, 3 bedroom units have been the most popular choice.
